What doing it yourself involves
Pick the county and the list type. Build the search filters, which is the step where most of the judgement lives. Export. Discover the export contains LLCs, trusts, estates and forfeiture cases, and filter those out. Discover that a fair number of the rows have no usable owner name at all.
Then trace what is left, decide what to do with the landlines and the VoIP numbers, and scrub the result against DNC and litigator data before the first dial.
That is a real skill and once it is built it is fast. Some of the best operators we know would not hand it to anybody.
What buying it finished involves
Choose the county and the list type on an order form, and pay per record. The filtering, mobile-only selection, litigator and DNC scrubbing and formatting all happen before you see the file.
If the county holds fewer records than you ordered, you get everything it holds and the difference goes back to your balance automatically. There is no topping the file up with a different list type to hit a promised number.
You still own the judgement that matters — which market, which list type, what to say when someone picks up. We do not sell that and would not claim to.
How to actually choose
If you pull constantly and already have the workflow, keep it. The marginal cost of your tenth county is close to nothing and you have earned that.
If you pull occasionally, the workflow decays between uses and you will rebuild the judgement each time from a half-remembered version of what worked. That is the expensive case.
The dishonest version of this page would say doing it yourself is hard. It is not hard; it is just work, and work has a price. That price is the entire product.
Questions people ask
Will you tell me which list type to pull?
Yes, and the answer depends on the state. Pre-foreclosure is worth pulling where foreclosure is non-judicial and the sale follows a recorded notice in weeks. In judicial states those records go stale, and tax lien or tax delinquent is the better ask.
Do you handle the county portals with no export?
Our pulls come from national property data rather than scraping individual county portals, so coverage is even across counties rather than depending on how modern a given treasurer's website is.
What is actually in the file?
Owner name, property address, mailing address where it differs, county, list type, and a mobile number. One row per owner, no entities, nothing to clean before you dial.
