A flipper needs fewer conversations than a wholesaler and needs them to be about the right houses.

The signal matters more than the volume

Buying to rehab means the property has to be worth rehabbing, which puts a ceiling on how much list volume is useful. Ten thousand owners in a county where you would only buy in three ZIP codes is mostly noise.

Long-running tax arrears are the signal most likely to point at deferred maintenance, because the same circumstances that stop someone paying the tax bill usually stopped the roof getting fixed some years earlier.

The file carries the mailing address where it differs from the property, which is the clearest flag that nobody has been living there.

Buying the list without the seat

Most flippers do not pull lists weekly, which makes a monthly platform subscription an odd fit — you pay every month for a task you perform occasionally, and re-learn the interface each time.

Ordering per record with no subscription matches that rhythm. Pay-as-you-go has no monthly fee, and the plans exist only to lower the rate for people pulling regularly.

Unused plan credit rolls over for as long as the account is open, so a quiet month does not cost you the balance.

Where this is the wrong tool

If your deal flow is agents and the MLS, a traced county list is not your bottleneck and this will not help.

If you buy one or two houses a year, the honest answer is that the arithmetic of a cold campaign probably does not work for you, and your time is better spent on relationships with the people who already see the deals.

If you are chasing one specific house you have driven past, buy a single lookup somewhere rather than a county.

Can I filter the list by condition or year built?

Orders are placed at county and list type. Property attributes are a filtering job on the delivered file rather than a condition on the pull, and the file carries the address fields you need to do it.

Do you cover rural counties?

Coverage comes from national property data rather than county-by-county scraping, so it is even across counties rather than depending on how modern a treasurer's website is. Smaller counties simply hold fewer records, and you see the count before you pay.

Is there a minimum order?

One hundred records. Below that the fixed work of running a pull outweighs the order.
