What the campaign needs
Volume in one file, because the response rate on cold outbound is low enough that the arithmetic only works at scale. A hundred records is a test; a thousand is a campaign.
Mobile numbers, because the first touch is usually a text and a landline cannot receive one.
A file with no companies in it, because an LLC does not answer the phone and tracing one costs the same as tracing a person.
And a scrub before the first send, because the cost of contacting a TCPA litigator dwarfs the cost of the list.
How we deliver it
Pick a county and one of three list types — tax lien, tax delinquent, pre-foreclosure — or send addresses you already have. You are quoted a count before you pay.
The file comes back mobile-only, with landlines and VoIP dropped before billing, entities filtered out, and litigator and DNC data run against it.
If the county holds fewer records than you ordered, the difference is credited back automatically. We do not top a short file up with a different list type to reach the number you asked for — a buyer who ordered tax liens and receives pre-foreclosures has been sold something else.
What we do not do
We do not tell you the owner wants to sell. These are traced property records, not leads, and anyone selling you a county list as "motivated sellers" is selling you the list type with a better adjective.
We do not run the campaign, write the script or make the calls.
If what you actually want is someone who has already replied and said they are open to an offer, that is a different product with a different price, and buying a county list hoping for it will disappoint you.
Questions people ask
How many records should I start with?
However many you can genuinely call through in a few weeks. For one person that is usually several hundred rather than several thousand — a list you do not finish costs you the whole file and gives you half of it.
Which list type works best?
It depends on the state. Tax lien and tax delinquent work nearly everywhere. Pre-foreclosure is worth pulling where foreclosure is non-judicial and the sale follows a recorded notice within weeks; in judicial states those records go stale on a court docket.
Can I text the numbers straight away?
They are mobiles and the file is scrubbed, so the mechanics work. Consent, timing, message content and your state rules are yours, and they are the parts that decide whether the campaign is lawful.
