Every state, and what to pull in it
We can pull any county in the country. What changes state by state is which list type is worth your money — and that turns almost entirely on how foreclosure works there.
Coverage comes from national property data rather than county-by-county scraping, so it does not depend on how modern a given treasurer’s website is. Smaller counties hold fewer records; you are quoted the count before you pay, and anything the county does not hold is credited back.
Pre-foreclosure is worth pulling in these states
Foreclosure here is non-judicial: a notice is recorded and the sale follows within weeks, so the record describes an owner with a real, dated deadline and is still current when you receive it.
In these, pull tax lien or tax delinquent instead
Foreclosure runs through the courts, and a case can sit on a docket for one to three years. We will still sell you a pre-foreclosure list here and the order form will warn you first.

Do you cover every county?
Yes. Orders are placed at county level anywhere in the country, and the data source is national rather than scraped per county.
Why are some states missing from both lists above?
Because we do not have a classification for them that we are confident enough to publish. Those states still have a page and we will still pull any county in them — we simply do not assert a foreclosure regime we have not verified.
How many records does a given county hold?
You see the count before you pay. We do not publish per-county figures because each file is pulled when it is ordered rather than held in stock, and a number printed here would be out of date by the time you read it.
