What an investigative platform does
TLOxp sits in the professional investigative category, alongside the other big credit-bureau-adjacent products. Its depth is genuinely different — the kind of records used for locating people who do not want to be located.
Access is gated on permissible purpose and account vetting, because a large amount of what is in there is regulated. That gate is a feature, not an obstacle to route around.
Its pricing, access requirements and product tiers are its own to publish.
What we do instead
We build marketing lists from property records: who owns this parcel, is it tax delinquent or in foreclosure, and what mobile number reaches the owner.
That is a much narrower question than "find this person", and it is the one a wholesaling campaign actually asks.
Every file runs against litigator and DNC data before delivery, and known TCPA litigators are removed outright rather than flagged. That scrub is why the compliance conversation for a calling list is about TCPA and state calling rules rather than about permissible purpose.
We keep cell and wireless numbers only. Landlines and VoIP are dropped before you are billed, so the count you pay for is the count you can actually text.
Which one you actually want
If you are locating a specific person who has moved and left no trail — a probate heir, an absentee owner nobody can find — investigative data is the tool, and there is no substitute for it in what we sell.
If you are assembling a list of owners to call about selling, you do not need investigative depth and probably should not be reaching for it.
We are not a route around anyone's compliance gate, and would not want to be described as one.

Do I need a licence or permissible purpose to buy from you?
No. This is property-record and contact data assembled for marketing, not regulated consumer-report data. You are still responsible for TCPA and your own state calling and texting rules.
Will you find an owner who has moved out of state?
Often, since the mailing address on the property record frequently differs from the property itself and we keep it in the file. But we are not an investigative service, and we will not claim a hit rate we have not measured.
Are litigators actually removed?
Removed, not flagged. Known TCPA litigators come out of the file before delivery. DNC is scrubbed as well — voicemail and ringless treatment differ by channel, but litigators are a hard exclude regardless.
