A PropStream skip tracing alternative — the same source, without the subscription

This one deserves an unusually straight answer, because we are not pretending to be a different species of product.

What the platform does

PropStream is a property-data and list-building platform: you search a county by filters — tax status, equity, ownership length, absentee, foreclosure stage — export the owners who match, and add skip tracing to get phone numbers. A large part of the industry runs on it, and for good reason.

You are buying a seat: unlimited searching, comps, mapping, list building for direct mail, and a lot of other work that has nothing to do with phone numbers.

Its pricing and plan structure are its own to publish, and we will not restate them here.

What we do instead

We are a file, not a seat. You tell us the county and the list type; we come back with the records and the mobile numbers, priced per record, with no subscription required to place an order.

We keep cell and wireless numbers only. Landlines and VoIP are dropped before you are billed, so the count you pay for is the count you can actually text.

If the county holds fewer records than you ordered, you get everything it holds and the difference goes back to your balance automatically. There is no topping the file up with a different list type to hit a promised number.

We also deliberately sell three list types only — tax lien, tax delinquent and pre-foreclosure — rather than everything a platform can filter for. Those are the three we have actually worked, so they are the three we are willing to stand behind.

Which one you actually want

If you need comps, mapping, or the ability to build an arbitrary list at two in the morning, you need the platform. We do not do any of that and there is no version of this page where we pretend otherwise.

If what you actually do each month is pull one or two counties on a list type you already know works, you are paying a recurring seat fee to perform a task that takes us one order form. That is the whole argument.

A lot of people keep the platform for research and buy finished files for the markets they are actively calling. Those are not competing decisions.

PropStream is a product of its own company and is not affiliated with Skip Trace Lab. We deliberately do not publish its pricing, plan structure or match rates here — those change, and a stale figure on this page would be worse than none. Check its own site for anything specific.

Questions people ask

Is your data the same data?

It comes from the same class of national property and contact sources the industry runs on. What differs is what we do to it before you see it: mobile-only, entities filtered, litigators removed, short counts credited back.

Do I need a subscription to order?

No. Pay-as-you-go has no monthly fee and no minimum beyond a 100-record order. The plans exist to lower the per-record rate for people pulling regularly, and the monthly fee arrives as credit you spend on records.

Why only three list types?

Because those are the three we have run enough of to know what comes back. Absentee, high-equity and vacant were deliberately cut rather than listed as options we could not speak to.
