Foreclosure in Florida, and what it does to a list

Florida runs foreclosures through the courts, and a case can sit on the docket for one to three years. In our own pulls those records go stale, resolve quietly, or sit as filings nobody is acting on — so we will warn you before pulling pre-foreclosure here and would point you at tax lien or tax delinquent instead.

Tax lien and tax delinquent

Both come from the county tax roll, which is public and dated. Delinquency is the broader signal; a recorded lien is generally a later, harder stage of the same story.

Whether Florida sells liens or deeds, and what any redemption period looks like, varies — and in several states it varies by county. We deliberately do not publish a state-by-state table of that, because a confident wrong answer on something an investor might act on is worse than no answer. The county treasurer will tell you, and it is worth the phone call before you commit to a market.
