Skip tracing for real estate agents

Agents use this differently from investors, and one common use of it is a bad idea.

Where it fits

Geographic farming, mostly. You already know the area you want to be the agent for; what you lack is a way to reach the owners in it who have a reason to move sooner than the rest.

Tax arrears are a real reason. An owner several years behind has a problem that a sale can solve, and a conversation that starts there is more useful than another postcard.

The file carries owner name, property address, mailing address where it differs, and a mobile number, which is enough to build a farm list you can actually work.

Where it does not fit

Expired listings and FSBOs come from your MLS and from the listing itself, not from a county tax roll. If that is your prospecting, you need a different product.

Sphere-of-influence work needs no tracing at all — you have those numbers.

And buyer leads are an entirely different business. Nothing about a property tax record tells you who is looking to buy.

The compliance part is stricter for you

Agents are licensed, which means the rules that apply to your outreach include your state real estate commission's advertising and solicitation rules on top of TCPA.

Every file is scrubbed against litigator and DNC data before delivery, and known litigators are removed outright. That is a floor, not a compliance programme.

If your brokerage has a policy on cold contact, it governs. We are not in a position to advise on it and would not pretend to be.

Questions people ask

Can I use this for expired listings?

No. Expireds come from the MLS. This data is built from property tax and foreclosure records, which is a different signal entirely.

Is calling a DNC number allowed for agents?

That depends on the channel, the exemption you are relying on and your state, and it is a question for your broker or a lawyer rather than a list vendor. What we can tell you is that the scrub was run and that known litigators are removed.

Do you provide buyer leads?

No. Everything here starts from a property record, which says nothing about who is looking to buy.
